What does landlord home emergency cover include?

With one call an approved contractor will come to your rented property and make emergency repairs if your property is affected by an unforeseen domestic emergency.

The policy will pay up to £500 for all contractor’s costs, charges, and parts and materials used relating to the same emergency.

The policy includes all the following domestic emergencies:

The complete breakdown of the heating system
Plumbing and drainage problems
Damage which affects your property's security, including locks and windows
If the only toilet is broken
Loss of the power supply
Lost keys
Vermin infestation

A home emergency insurance policy is intended to pay claims for those unforeseen insured events that can occur, subject to your compliance with the policy terms and conditions.

Typically, insurers will review their premiums annually taking into account several factors including the number of claims made, and amounts paid to you under your policy, as well similar factors on policies sold to others.

This may result in a change in policy terms and conditions, and/or an increase in premium at future renewal. However, simply having a claim will not always affect your premium and terms.

The policy will pay up to £500 for all contractor’s costs, charges, and parts and materials used relating to the same emergency. This can include, but is not restricted to complete breakdown of the heating system, plumbing and drainage problems, and loss of the power supply.

If the cost comes to more than £500, then the remainder is your responsibility. When you advise us of the incident, will advise you of the cover provided by the policy.

The specifics of your insurance policy, including coverage and any potential contributions for replacement appliances, will depend on the terms and conditions of your policy, and how the boiler became so damaged.

A landlord home emergency policy is not designed as a boiler maintenance contract, and so the policy would not cover you for a replacement boiler as a result of wear and tear.

The insurer will have a 24hr claims reporting line, and they will decide on the best course of action to limit your loss and/or repair the damage. If the incident relates to an emergency covered under the policy, they will instruct a member of their emergency contractor network. Please note that severe weather conditions or remote locations may affect normal standards of service.

It is important you notify the claims reporting line as soon as possible of any claim. Do not call out your own contractor unless the insurer has agreed to this. Failure to obtain pre agreement could result in the non- payment of your own contractors costs and may impact your policy cover.

The landlords home emergency 24-hour claims reporting line will respond quickly where help is necessary to prevent or reduce damage to the rented property and its furnishings, or to make it safe and secure to live in.

However, the landlords home emergency policy solution is not a property maintenance contract. It cannot help with problems that result from wear and tear.
