Park home insurance is a type of cover designed specifically for static residential homes located on park sites. These homes are different from traditional brick-built houses, so they need a policy that reflects their structure, usage and associated risks.
In practice, park home insurance works much like standard home insurance. It typically includes two main parts: buildings insurance and contents insurance. Buildings cover protects the physical structure of your home, while contents cover protects your belongings inside.
However, unlike standard policies, specialist park home insurance takes into account features like the non-standard construction materials used in park homes, the risk of seasonal occupation, and the fact that many are sited on private land with specific site rules.
There’s no legal requirement to insure a park home, but that doesn’t mean it isn’t essential. Many residential and holiday park sites require you to have adequate insurance as part of your agreement. If you’ve taken out finance to buy your park home, your lender may also insist on it.
Even if it’s not mandatory, having the right insurance can give you peace of mind. Park homes can face different risks to traditional houses, from extreme weather exposure to long periods of being unoccupied. Our specialist park home insurance is built with these risks in mind, helping you stay protected if something goes wrong.
‘Blanket cover’ on our park home insurance policies
Not sure on the value of your home and contents? Our ‘blanket cover levels’ on our park home policies take away the hard work for you, insuring you up to £500,000 for the reinstatement of the park home structure and up to £75,000 for the replacement of your contents. If you think you might need a different level of cover, you can call our specialist team who will be happy to help.
Cover for fire, storm, theft, accidental damage to park home and permanent fixtures, and escape of water
We automatically include protection as standard on our park home policies for loss and damage caused by fire, storm, theft, accidental damage and escape of water. You also have the option to extend your accidental damage cover to include personal possessions.
Speak to one of our advisors to find out more.
Cover against frost damage to park home plumbing
We cover frost damage to plumbing as standard when the necessary precautions have been taken. This covers you for frost damage to your interior boiler (if under ten years old) and fixed domestic water and heating installations.
Protection for your outdoor space
Your garden is an extension of your home, so our cover protects from theft and malicious damage including £350 contents in the open. We also include up to £750 for re-landscaping and up to £250 for any single tree, shrub or plant.
You can tailor your cover with add-ons such as the below.
Park home emergency assistance
You can choose to include homecare emergency as an additional product with your insurance policy. This cover provides a 24-hour helpline and assistance, including emergency repair services.
Extended accidental damage park home cover
Accidents happen — and when they do, it’s reassuring to know you’re protected. Our Extended Accidental Damage Cover is available as an option to enhance your park home insurance policy. It provides additional protection for your contents, covering accidental damage to items that are not permanent fixtures or fittings, such as carpets, furniture, and household appliances.
This extension is particularly valuable because standard cover does not include accidental damage to contents. Whether it’s a spilled drink on the sofa or a dropped iron on the carpet, this cover helps ensure that everyday mishaps don’t turn into costly repairs.
An excess will apply to claims under this section, depending on the terms of your individual policy. Full details, including exclusions and conditions, are outlined in the policy wording.
Every policy has exclusions. Ours typically won’t cover:
Gradual wear and tear
Damage from poor maintenance
Theft or loss if the home is left unsecured
Damage caused by pests
We’ll always make it clear what is and isn’t included in your policy.
If you own a park home, whether it’s your main residence or a holiday home, it’s a good idea to have specialist insurance in place. Park homes are built and used differently to standard homes, which means they face different risks and require tailored protection. You’ll especially need park home insurance if:
You live in your park home full-time — Protection is essential for everyday risks like fire, theft or storm damage.
You use your park home as a holiday home — Cover can help protect against seasonal risks, such as being unoccupied for long periods.
Your park site requires it — Many residential and holiday parks include insurance as part of their site rules.
You’ve taken out finance — Mortgage or loan providers may insist on buildings insurance as a condition of lending.
Whether your park home is used year-round or just a few weeks a year, having insurance in place can help protect your investment and give you peace of mind.
There’s no universal price for park home insurance. The cost of your policy will depend on a few key factors, including the value of your home and contents, where it’s located, and how you use it. Here are some of the main things that can affect the cost:
Location — Homes in areas prone to flooding, storms or theft may be more expensive to insure.
Age and condition — Older homes or those not well maintained may carry a higher risk and therefore a higher premium.
Security features — Good locks, alarms or park security can help reduce your insurance cost.
Claims history — A history of claims can increase your premium, while a no-claims record may lead to discounts.
These are our tips for managing your insurance costs:
Install security measures like alarms or motion-activated lights.
Keep your home well maintained, inside and out.
Only insure what you need and accurately value your contents.
Shop around or speak to a broker who understands park homes.
Ultimately, the best way to find out what you’ll pay is to get a park home insurance quote. That way, you can see what’s included and tailor the cover to your needs.
Park homes can face risks that differ from traditional houses, especially when it comes to weather, security and seasonal use:
Weather damage — Storms, flooding and high winds can cause significant harm, particularly in exposed areas.
Fire and theft — Park homes may be more susceptible to fire or break-ins, especially if left empty.
Seasonal use — Holiday homes left unoccupied for long periods can face issues like unnoticed damage or frozen pipes.
Our specialist insurance helps cover these risks, so you’re not left facing unexpected costs.
Park homes are built and used differently from traditional houses and their insurance needs reflect that. This is how specialist park home insurance compares to standard home insurance:
Feature | Park home insurance | Standard home insurance |
Property type covered | Static park homes on residential or holiday sites | Brick-built or standard residential properties |
Construction materials | Non-standard (e.g. timber, cladding) | Traditional (brick, slate, tile) |
Seasonal use covered | Yes – includes cover when unoccupied | Often limited cover when vacant |
Site-specific liability | Often included (for park site rules) | Not typically included |
Legal requirement | Not legally required but often a site rule | Not legally required but commonly expected |
Optional extras | Tailored to park home risks | Tailored to standard home use |
Specialist cover ensures your park home, and the way you use it, is properly protected. Standard home insurance often doesn’t account for the specialist risks involved.
Standard home insurance usually doesn’t cover the risks associated with park homes, like non-standard construction or long periods of unoccupancy. Specialist insurance is tailored to meet these needs.
Park home insurance is not legally required. However, many park sites and some mortgage providers may require you to have it in place and evidence this, before you move in or take out a loan.
Park home insurance is designed for static homes with non-standard construction structures. It often includes cover for seasonal use, site-specific liabilities and unoccupied periods, which standard policies may exclude.
You can take out holiday park home insurance to cover your home while it’s not in full-time use. Just let your insurer know how often it’s occupied so they can tailor the policy accordingly.
Park home buildings insurance and park home contents insurance are usually included under the same policy as different sections, but you can adjust the levels of cover for each. Buildings cover protects the structure; contents cover protects your personal belongings inside.
If you live in a park home or use one as a holiday retreat, you’ll need insurance that’s designed to suit it. Park homes aren’t like brick-built houses, and they need cover that reflects that.
Our park home insurance plus optional extras to suit how you use your home. Whether it’s your permanent address or a seasonal escape, we’ll help you stay protected.
